Architects design, but don't build. Therefore many designs can be suboptimal (read: unecessarily costly) for a design that may not add enjoyment or resale value.

- Groundwork:
- Pad must have perimeter drainage.
- Entrances:
- Coats must not be visible outside of house. Provide an aerated deep cupboard to put coats, even if wet.
- Must Not provide just a coat-rack or hooks (bulky coats are visible from many angles, through windows, and create a messy first impression of the residence, even from outside, looking at the house).
- Shoes/boots must out of view in the entrance way. Provide a window seat shelf, and ground stop bar, under and behind which which they can be placed out of the way.
- If the same entrance cannot be shared between primary and secondary spaces, a second, simpler, external entrance must be provided directly to wing primary space (playroom).
* Rooms:
- The space must provide for 3 rooms, separated in two zones: a master bedroom + child bedroom on one side of the house, a bedroom and a teen social/play in a secondary zone.
- Bathrooms:
- Must provide two bathrooms: one on either wing. The second bathroom makes the guest wing independent, usable by returning teens, or boarders taken in to pay higher mortgages.
- Kitchen:
- The kitchen must have a dining room facing 110cm deep counter (not just facing the wall).
- The kitchen counter must provide an external 40cm recess for either stools or cabinetry (eg: wine storage and display)
- The oven, and accompanying venting must be against a wall (vents are more or less useless when open on 4 sides).
- The range must be gas based.
- Would require excessive solar panels.
- The stove should be electrical. Note this will impact solar panel requirements.
