Property:Development:Construction:Ceilings

Summary

Ceilings are done approximately the same as walls – drywall attached to studs (in this case, joists) – with openings in them for fixtures (in this case, recessed lights, instead of switches). There's molding to cover the seams.

And it's backbreaking.

  • Drywall Lift1): a lift used to raise and hold the panel where it's needed, so that it can be attached to joists.
  • Panel Lifter: see drywall lift.

Use drywall panels hung from the base of girders (or in between the girders) for most of the ceiling.

Note that if the girders are spaced @ 90cm, panels will have to be cut, taking time and generating waste.

  • Drywall: same materials as walls, therefore same crew can do it. Can also be done by home owner, maybe saving costs. Needs 2 people to hold the panel, and even then it's hard work. Consider using a drywall lift. Change of ceiling heights can be used to denote different spaces (eg: dining versus living room).
  • Hung ceilings: less weight, less time, less effort than drywall, easier to inspect systems, but uglier/office look than drywall. Don't know of a system that can produce a seamless/edgeless that might be appropriate in a residential context.
  • Wood panels: more expensive than the other options, any maybe fine for detailing an area (eg, dining room), but can get dark and oppressive if not careful.
  • TBD
  • For modularity objectives, ensure electrical circuits necessary for downlights for each space are in place beforehand.
  • For safety objectives, ensure all downlights produce low temperatures (use more lights rather than needing more powerful lights).
  • For safety objectives, avoid needing lights in cupboards than may be left on and forgotten, building up excessive heat.
  • For resource objectives, ensure placement of hvac vents system is considered beforehand.
  • For resource objectives, ensure bathroom ventilation is considered beforehand.
  • For resource objectives, ensure laundry ventilation is considered beforehand.
  • For resource objectives, ensure kitchen ventilation is considered beforehand.
  • TBD
  • A Panel lifter.
